Rental Requirements
Rental History: The Apartment Shop will check for a positive reference from previous rental situations. We do accept first time renters with no rental history.
Verifiable Income: A renter’s monthly household income should be a minimum of 2.5 times what the monthly rent is. Students receiving financial aid, either from a loan or from a guardian, need a letter verifying the amount of financial support they receive each month. We do accept co-signers. A co-signer would need to meet the income requirement and is required to submit an application as well.
Credit History: A credit reporting agency will process a credit history of the applicant. Our interest is that you do not owe money to a previous landlord. We are not concered with credit card debt, student loans, or medical bills.
Unlawful Detainers and Evictions: We will check court records for any unlawful detainers and evictions. If you have received an eviction, it is best to speak to our leasing agent regarding your specific situation.
Criminal Arrest History: The Apartment Shop will check an applicant’s criminal arrest history. Any criminal arrest with a felony is grounds for denial. If you have any other various charges/arrests it is best to speak with a leasing agent regarding your specific situation.
You will need a valid photo ID, U.S. government issued. For example, a driver’s license, state ID, passport (foreign or U.S.), or a Resident Alien card.
If you have pets, please be sure to let us know so that we can discuss the pet requirements/agreement/fees with you.
Everyone is welcome to apply for an apartment with The Apartment Shop. A final decision on acceptance will not be made until the application has been fully processed. The application process takes approx. 2-5 business days.
